PORTLAND, Oregon — Eight different ZIP codes in the Portland area are among the wealthiest in the U.S., according to the Wealthy 1000 compiled by the Business Journal.
The 97212-area code — which includes parts of Portland's Irvington, Alameda and Grant Park neighborhoods — is the region's wealthiest and No. 116 in the country. The average home value in the area is around $795,787, according to Zillow, with the median household income approximately $126,000.
The Business Journal's Wealthiest 1,000 zip codes list uses a weighted formula that looks at several different wealth metrics, including per capita income, typical home value, poverty rate, land area and population. The wealthiest area in the U.S., according to the list, is 10011 in New York.
There are five Portland-area ZIP codes that cracked the top 500. The second most affluent in the area at No. 166 is 97209, which goes from the Pearl District to five blocks west of Interstate 405, and includes a small notch along Northwest Front Avenue before the industrial area. The average home value is around $392,000, though it's important to note that most of the area includes apartments and condos. The median household income in the area is nearly $85,000, according to Zipatlas.
97034 in Lake Oswego is the first outside of Multnomah County to make the list, coming in at No. 344. The average home value is $1.12 million — while far more than the Portland listings above, the population size could be what's knocking it down.
Two Southwest Portland ZIP codes made the list: 97239 and 97221, which cover OHSU, Healy Heights and out to Bridlemile and Sylvan-Highlands. The average home value in these areas goes from around $654,000 to $793,000. The median household income in these two ZIP codes can range from $103,300 to $135,250, according to Zipatlas.
An inner North Portland neighborhood cracked the top 1000 at No. 657: zip code 97227 covers the restaurant-heavy North Williams Avenue and Legacy Emmanuel Medical Center. The Northwest District also made the list, with 97210 coming in at No. 815.
The only other ZIP code outside of Portland to make the list is West Linn. The average home value in the area is nearly $783,000. According to the U.S. Census, the median household income is $134,116.
