PORTLAND, Ore. — Real estate activity in 2021 surged on all fronts in the Portland metro area, as it did in many parts of the U.S.
In the metro area's 100 ZIP codes in Clackamas, Clark, Multnomah and Washington counties in Oregon and Washington, closed sales hit 42,940, a 10.9% jump above 2020, after sales had increased 7.3% from 2019.
While closed sales reached the highest point since 2005, they might have been even higher if the market had more inventory on offer — listed houses would sell out in about half a month at year-end's pace. This supply constraint helped push up sale prices up and days on the market down.
The average sale price surpassed $566,000 and the average median price topped $528,000, a 15.1% spike from 2020. Average days that homes lingered on the market shrank to 20.8 and an average median of just 6.4 days, a 43.6% reduction from the prior year.
Among the top 50 ZIP codes in the slides, nine were in Clackamas County, 13 were in Clark County, 16 were in Washington County and 12 were in Multnomah County — and 15 were inside Portland's city limits.
